Drywall Installation Cost: Per Sheet, Per Square Foot, and Per Room

The back bedroom in our house had dark 1970s wood paneling, the kind that makes a room feel like the inside of a cigar box. I pried one sheet off on a Saturday in March, mostly out of curiosity. Behind it: bare studs, a mouse nest, and one lonely strip of old wallpaper glued to nothing.

So the paneling came down, and the room needed walls.

The drywall installation cost in 2026, short version: Hanging and finishing new drywall usually runs about $2 to $4 per square foot of board on a big job, and closer to $3.50 to $6 on a single small room, because every crew has a minimum. A sheet of standard half-inch board is roughly $14 to $22. For a 12 by 12 bedroom, walls and ceiling, most homeowners pay somewhere around $1,800 to $3,500 installed.

Below: prices by sheet, by square foot and by room, my three written quotes for that bedroom, the part I did myself, and the $310 test I paid for before anyone touched the old ceiling.

Drywall installation cost in 2026

A drywall quote bundles three jobs. Hanging (cutting and screwing the sheets up), finishing (tape, mud, sanding, usually three coats), and the extras nobody mentions until the walk-through: corner bead, haul-away, primer, texture.

Hanging is the fast part. Two guys can hang my bedroom in a morning. Finishing is where the days go, because each coat of mud has to dry before the next one, and that’s why finishing usually costs as much as hanging, or more.

The rough 2026 ranges I gathered from my three contractors, a fourth one who quoted my neighbor’s basement, and the shelf tags at two home centers:

  • Materials alone (board, screws, tape, mud, corner bead): about $0.60 to $1 per square foot.
  • Hang only: about $0.75 to $1.50 per square foot.
  • Hang and finish, smooth walls: about $2 to $4 per square foot on bigger jobs.
  • Small single rooms: often $3.50 to $6 per square foot, because the crew still drives out, sets up and comes back three times for a few hundred feet of board.

Contractors price by square foot of drywall, not square foot of floor, and that confused me for a week. A 12 by 12 room has 144 square feet of floor but about 528 square feet of walls and ceiling. When someone quotes “$3 a foot,” ask which foot.

Drywall installation cost per sheet

Some installers, especially solo guys, quote per sheet. In my area I heard $45 to $90 per 4 by 8 sheet hung and finished, and $60 to $120 per 4 by 12 sheet. Bigger sheets mean fewer seams, so a good crew prefers them when they can get them into the house.

The board itself is the cheap part. What I saw on the shelf this year:

  • Standard half-inch, 4 by 8: about $14 to $22.
  • Lightweight half-inch (easier on the arms, same price or a little more): about $16 to $24.
  • Moisture-resistant board for bathrooms and laundry rooms: about $18 to $28.
  • Five-eighths fire-rated (Type X), common on garage walls shared with the house and on some ceilings: about $20 to $30.
  • Mold-resistant or soundproofing board: $30 to $70 and up.

For my bedroom I needed 17 sheets of 4 by 8. That’s 528 square feet of surface plus about 10% for waste and cutouts around the window, two outlets and the closet. Round up. I did the math once at exactly 16.5 and still came up a sheet short because of a bad cut.

My mistake here was buying the board myself to “save money.” I bought half-inch for everything. The first installer looked up and told me our ceiling joists are 24 inches apart, and regular half-inch can sag between them over time. He wanted five-eighths or sag-resistant ceiling board up there. I returned five sheets, ate the gas and two hours, and learned to let the crew spec the board.

Drywall installation cost per square foot and finish level

The per-foot price moves most with how smooth you want the wall. Drywall finishers talk in levels, and a quote that doesn’t name one is a quote you can’t compare.

  • Level 0 to 2: hung, taped, one coat or less. Fine for a garage or a space behind tile. Cheapest.
  • Level 3: two coats. Usually meant to get a heavy texture over it.
  • Level 4: the normal “ready for paint” finish in most bedrooms and living rooms, with flat or eggshell paint.
  • Level 5: a skim coat over the entire surface. For glossy paint or walls hit by raking light from a big window. Expect roughly 20% to 40% more for finishing.

Texture is its own line. Orange peel or knockdown added about $0.50 to $1.25 per square foot in my quotes. Our other rooms have a light orange peel, so I had to decide whether the bedroom matched. It did. A smooth bedroom next to a textured hallway looks like a patch, even when it isn’t.

Then the add-ons. Corner bead on outside corners, about $2 to $5 per linear foot installed. Haul-away and dumpster, $100 to $400 for one room. Primer, if the crew does it, about $0.35 to $0.75 per square foot. Ask about each one by name.

What drywall installation in one bedroom cost me: three quotes

The room: 11 by 12 feet, 8-foot ceilings, one window, a closet with no door. About 500 square feet of board, 17 sheets with waste. I already had the paneling down and the walls insulated.

Quote one, $3,900. A remodeling company. One line, “drywall bedroom, complete.” When I asked what finish level, the salesman said “nice and smooth.” When I asked about texture, primer and haul-away, he said “we’ll figure it out.” I didn’t want to figure it out at the end with a bill in my hand.

Quote two, $2,150. A two-man crew. Hang and finish to level 3, walls only. Ceiling was “another $650.” Texture not included. No primer. So the real number was closer to $3,000, and level 3 under our light orange peel would have shown every seam.

Quote three, $2,600. A drywall contractor a friend used for her garage. Walls and ceiling, five-eighths on the ceiling, level 4, light orange peel to match, one coat of primer, haul-away of scraps. Written, line by line. Three days of work spread over a week because of drying time. That’s about $5.20 per square foot of board, which sounds high until you remember the small-room math above.

I took quote three. The only thing I negotiated was the primer: I asked to do it myself and they took $200 off. Final: $2,400, plus the $310 test I’ll get to in a minute.

For comparison, my neighbor’s 900-square-foot basement (about 2,900 square feet of board) came in at $9,800 for hang, finish and texture. Roughly $3.40 per foot. Same company, bigger job, lower per-foot price.

Ceiling, garage and basement drywall installation

Ceilings cost more, usually 15% to 30% over walls. Holding a 50 to 70 pound sheet over your head is slow, so crews use a drywall lift, and finishing overhead takes longer. If you’re doing it yourself, rent the lift. A friend and I tried one ceiling sheet by hand on a Sunday afternoon. We got it up. My shoulders filed a complaint for three days and the lift was $45 a day.

Garages are cheaper per foot because many people stop at level 1 or 2. The exception is the wall and ceiling between the garage and the living space. Building codes in many areas call for fire-rated board there, so check your local rule before anyone quotes regular half-inch.

Basements are usually the best per-foot price because they’re big, open and easy to stage. But a basement drywall job is often one line inside a much bigger project. If that’s you, my breakdown of what it costs to finish a basement shows where drywall falls next to framing, electrical and flooring. Use moisture-resistant board low on the walls if your basement has ever been damp.

Bathrooms get moisture-resistant board everywhere, and cement board behind tile. Don’t let anyone put plain drywall in a shower surround.

Before drywall installation in an older home: test what you tear out

Our house was built in 1964. That matters for two reasons, and both of them are about what you remove before the new drywall goes up.

Asbestos was used in some older joint compounds, textured ceilings and patching products. You can’t tell by looking. The EPA’s page on protecting your family from asbestos says to have a trained professional take samples rather than doing it yourself, and not to sand, scrape or drill suspect material. The old bedroom ceiling had a popcorn texture, so before demo I paid an inspector $310 to sample it. Negative. Best $310 I spent on that room, because the alternative was guessing.

Lead paint is the other one. If your home was built before 1978 and a contractor is disturbing painted surfaces, the EPA’s Renovation, Repair and Painting program requires the firm to be certified and to use lead-safe work practices. Our paneling was stained, not painted, but the window trim was painted. I asked all three contractors about their certification. Only quote three had it on paper.

Neither test was in anyone’s drywall price. Budget for it separately if your house is old.

What you can do yourself to lower the drywall installation cost

I’m not going to tell you to hang and finish a whole room on your first try. I’ve watched a pro finish a seam in four strokes that would take me forty, and his looked better. But there’s real money in the jobs around the drywall.

  • Demo. Pulling off paneling and old trim took me a weekend. Quote one had it at $600.
  • Insulation in exterior walls before the board goes up. I spent $180 on batts and a rented staple gun.
  • Primer and paint. The $200 I saved, plus another $450 or so if you compare it with a painter. My guide to interior painting costs has the numbers.
  • Cleanup between coats, so the crew isn’t billing you for sweeping.

And small stuff after the fact is a DIY job. Holes from a doorknob or a picture hook don’t need anyone. I wrote up exactly how to patch a drywall hole with a $12 kit, and if the damage is bigger than that, my drywall repair cost guide covers what a pro charges to fix a section rather than install new board.

Where I’d hire out every time: ceilings, anything over about 200 square feet, and any wall that gets strong side light. The seams show in that light, and you’d see them every afternoon.

Ask every drywall installer these before you sign. Is the price per square foot of board or of floor. Which board thickness on walls and on the ceiling, and is it fire-rated or moisture-resistant where it should be. What finish level, in writing. Is texture included, and will it match my other rooms. Who does the primer. Are corner bead, haul-away and protection of floors included. How many days, and how many trips for drying time. If the house was built before 1978, is the firm lead-safe certified. How much is the deposit and when is the rest due. Get every answer in writing.

Drywall installation cost by job

I put this together from my quotes, my neighbor’s basement quote and the shelf prices I wrote down. Use it to check a quote against. Your local prices will be different.

Estimated 2026 ranges for hang, tape, three coats and sanding. Prices vary by region, finish level, ceiling height and access.

What blows the drywall installation budget

  • A quote with no finish level. “Smooth” means level 4 to one crew and level 3 to another. My cheapest quote looked cheap because it skipped the ceiling and stopped at level 3.
  • Surprises behind the old wall. Rot, a leak, wiring that has to be fixed before board goes up. I found a mouse nest and a junction box with no cover. The electrician was another $140.
  • Buying the wrong board yourself. Half-inch on 24-inch ceiling joists, regular board in a bathroom. Let the installer list the materials, even if you pick them up.

To see how one room of drywall fits next to bigger projects, our overview of home renovation costs has the rest of the numbers.

The crew finished on a Thursday. I rolled primer that weekend, then a pale green we’d argued about for a month. My son moved his desk in on Sunday night and asked why it smelled like paint. No more cigar box. The mouse has not returned, as far as I know.

Frequently Asked Questions

How much does it cost to drywall a 12×12 room?
A 12 by 12 room has roughly 530 square feet of board on the walls and ceiling. Hung, finished to level 4 and textured, that usually costs about $1,800 to $3,500 in 2026. Small rooms cost more per square foot than big jobs because of crew minimums. These are estimates and vary by region.

Is drywall priced per sheet or per square foot?
Both. Larger contractors usually quote per square foot of board, around $2 to $4 hung and finished on bigger jobs. Some solo installers quote per sheet, around $45 to $90 per 4 by 8 sheet. Ask which one, and whether it covers walls, ceiling, texture and haul-away.

Can I install drywall myself to save money?
Hanging walls in a small room is doable with patience and a helper, and hang-only labor is only about $0.75 to $1.50 per square foot anyway. Finishing is the hard part. Many homeowners do the demo, insulation and painting themselves and hire a pro for hanging, taping and the ceiling.

All prices here are 2026 estimates from my own written quotes, store prices and what contractors told me, and they vary by region, board type, finish level and the condition of your walls.
