The first quote was $340. The second guy never got out of his truck, called $95 through a half-open window, and I never heard from him again. The third one walked the whole perimeter first, showed me the seam behind the garage where water was sheeting down the fascia instead of going out the downspout, and charged me $185.
Same house. Same day. Three numbers with nothing in common.
Gutter cleaning cost in 2026 runs roughly $120 to $250 for a single-story house and $200 to $425 for a two-story, which works out to about $1.00 to $2.50 per linear foot. Most ordinary houses land near $180. That is the whole answer, and the rest of this page is about why those three quotes were so far apart and which one was actually the good deal.
It was not the $95. I have owned this place for six years and I have learned that the guy who prices a job from the cab has not seen the job.

What gutter cleaning cost is in 2026
Start with the range before anyone adds things to it. These are the numbers for a straightforward job: gutters cleared by hand, debris bagged and hauled, downspouts flushed, nothing broken.
| House | Typical 2026 range | Per linear foot |
|---|---|---|
| Single-story ranch, about 150 ft of gutter | $120 – $250 | $0.90 – $1.60 |
| Two-story, about 180 ft | $200 – $425 | $1.40 – $2.50 |
| Three-story or steep, cut-up roofline | $350 – $600+ | $2.00 – $3.50 |
| Detached garage or small addition, on its own | $60 – $110 | flat minimum, usually |
Almost every company also has a floor, usually $95 to $150, and they will not come out below it. That is why the little garage-only job costs almost as much as half the house. The truck roll is most of the price.
How gutter cleaning cost actually gets quoted
Two ways, and knowing which one you are hearing is most of the battle.
Flat rate. One number for the house. Easy to compare, and it hides everything. When my $340 quote came in flat, I asked what it covered and got a shrug. That shrug was the answer.
Per linear foot. They measure your gutter run and multiply. Slower, more honest, and it lets you check the arithmetic. My $185 guy did it this way: 148 feet at $1.25. I could see how he got there.
Ask for the linear-foot number even when the gutter cleaning cost comes to you flat. If a company cannot tell you how many feet of gutter your house has, they have not measured your house. The FTC says the same thing in plainer terms in its guidance on how to avoid a home improvement scam: get multiple estimates, and a written estimate should describe the work, the materials, the completion date and the price. It also names the exact pattern I get every October, the person knocking because they are “in the area.” That knock is a sales route with a discount painted on it.
Before you accept any gutter quote, ask these four things. How many linear feet is my house? Is downspout flushing included or extra? Do you bag and haul the debris or leave it on my lawn? Are you insured, and will you send proof? The answers take one phone call and they moved my own quotes by $155.
What raises your gutter cleaning cost
The base gutter cleaning cost assumes a house that is easy to walk around. Most are not, quite.
The second story. This is the big one, and it is not about height alone. It is about the ladder. A second-story run means a taller extension ladder, more repositioning, and on some elevations a stabilizer so nothing rests on the gutter itself. Expect the per-foot rate to jump 40 to 70 percent over a ranch.
Roof pitch. Anything over about 6:12 means the crew is not stepping onto the roof to reach the back run, so everything happens from the ladder, which is slower. Steep and cut-up rooflines with dormers and valleys can add $75 to $200.
How long it has been. Two years of oak leaves compact into a wet mat that has to be dug rather than scooped, and sometimes it has started to grow things. Some companies have a neglect surcharge. Mine did not, but he told me plainly that if I called again at year three it would not be $185.
Trees, and which trees. Pine needles are worse than leaves. They knit together and they arrive all year instead of in one three-week window, and they slip through most screening. If you are under pines, you are on a two-visit schedule whether you like it or not.
Gutter guards, sometimes. More on that in a second, because the honest answer is annoying.
Cleaning or replacing: which one are you shopping for
Worth stopping here, because these get confused constantly and they are different purchases with different price tags.
Cleaning is maintenance. It is what this page is about: $120 to $425 for most houses, once or twice a year, forever.
Installing is a capital job. New gutter, new hangers, new downspouts, priced per foot of material, and it lands in the low thousands on an average house. If your gutters are pulling away from the fascia, leaking at every seam, or sagging into a low spot that holds standing water, cleaning them is money spent on something you are about to throw away. That is a different conversation, and the numbers live in what gutter installation costs.
The quick test: if the gutter is sound and just full, clean it. If the gutter is failing while empty, replace it. A cleaner will usually tell you which one you have, and the honest ones tell you before they take your money.
About the guards. They reduce how often you need this, and on a leaf-only lot a good screen can take you from twice a year to once. They do not end it. Fine grit, shingle granules and pine needles still get in and settle into a sludge layer at the bottom, and now there is a cover in the way. Plenty of companies charge $1.00 to $2.00 per foot on top of the cleaning to pull guards off and put them back. I have watched a $185 job turn into a $340 job on a neighbor’s house for exactly that reason. Guards are worth it for access you genuinely cannot reach safely. They are not a way to never think about this again, and anyone selling them that way is selling.
The month it stops being optional
Late fall, after the leaves are actually down. For most of the country that is late October into November, and if you have oaks it is later than you think, because oaks hold on.
I used to book this in September because it was on my list and September felt organized. It was a waste. Everything I paid to remove was replaced within six weeks by the leaves that had not fallen yet, and then the gutters froze full anyway. Cleaning before the drop is cleaning twice and paying for one of them.
The deadline that matters is the first hard freeze, not a date on a calendar. Water sitting in a full gutter when it freezes has nowhere to go, and that is where the expensive version of this problem starts. It sits on the same fall list as everything else in my house winterizing checklist, and it is the one item on that list I would not move.
Spring is the other visit if you need two: after the seed pods and the maple helicopters come down, before summer storms test whether the downspouts run. Two visits a year is right under heavy tree cover. One is fine for most everyone else.
One scheduling note that moves the gutter cleaning cost on its own: book in the shoulder, not the panic. The last week of October is when everyone calls at once and the price firms up. I called in the first week and got a Tuesday.
What the money is actually buying
This is the part that reframes the whole thing, because a $185 gutter cleaning cost feels like a lot for leaves until you see what it is standing in front of.
A clogged gutter does not overflow neatly off the front edge. It overflows backward, over the inner lip, into the fascia board and the roof edge. Wet fascia rots, and rotted fascia is a carpentry job on a ladder, not a $200 service call. Ask me how I know the back corner of my garage cost $600 to put right.
In cold climates it gets worse. A full gutter freezes into a plug, meltwater backs up under the shingles at the eave, and that is an ice dam. What starts as a stain on a bedroom ceiling ends in the neighborhood of roof repair costs, which start well past what a decade of cleanings would have run.
And the water has to go somewhere. Overflowing gutters dump concentrated runoff at the base of the wall instead of moving it away, and saturated soil against a foundation is the beginning of the story that ends in foundation repair costs and a damp basement. That is a five-figure ending to a three-figure chore.
I am not trying to scare anyone into a service contract. I am saying the honest comparison is not $185 against zero. It is $185 against the small chance of a repair that has a comma in it.
Doing it yourself is not free
The whole point of doing this yourself is dodging the gutter cleaning cost, and on a single-story house that is a reasonable trade. Just price it honestly.
The gear is real money the first time: a stable extension ladder that actually reaches, a stabilizer so you are not resting weight on the gutter, gloves, a scoop, a bucket with a hook, and a hose. Call it $200 to $400 up front if you own none of it, which is one to two professional visits. It pays back in year two, not year one.
Then there is the part I will not soften. The National Institute for Occupational Safety and Health, in its ladder safety guidance, reports that in about 40 percent of cases the cause of a ladder-related injury is the ladder sliding out at the base from an incorrect setup angle. The angle, not the height. That is a homeowner failure mode more than a professional one, because the pro sets up ladders forty times a week and you set one up twice a year.
My line, and it is a personal one: I do the ranch side of my house and I pay for the two-story side. That is not gatekeeping, it is knowing which fall I am not willing to risk for $90 of savings. If you have a single story, dry ground and a ladder that reaches with three feet to spare, go do it. If you are looking up at a second story on soft October soil, hire it out.
Gutter cleaning cost by house and add-on
Here is where the real bill comes from. The base clean is the first line. Everything under it is what turns a $185 quote into a $340 one, and every one of these is negotiable or refusable if you know it is coming.
| Line item | 2026 estimate | When you actually need it |
|---|---|---|
| Base cleaning, single-story | $120 – $250 | Always. This is the job. |
| Second-story upcharge | +40% to +70% per foot | Any run above the first roofline |
| Steep or cut-up roof | +$75 – $200 | Pitch over about 6:12, dormers, valleys |
| Downspout flushing or unclogging | $40 – $100 per spout | If water backs up when they run the hose |
| Gutter guard removal and reinstall | $1.00 – $2.00 per ft | Only if you have guards. Ask before booking. |
| Debris haul-away | $0 – $75 | Often included. Confirm it, or it stays on your lawn. |
| Resealing a leaking seam or end cap | $75 – $200 | Small leaks only. Widespread leaks mean replacement. |
| Rehanging a sagging section | $100 – $300 | One or two spots. More than that is a new gutter. |
| Second annual visit | Usually 10% to 20% off the first | Pines, oaks, heavy tree cover |
What blows the gutter cleaning budget
- Booking before the leaves are down. The single most common way to pay twice. Everything you cleared in September is back by mid-November, and now you are calling in peak week at peak price. Wait for the drop, then book.
- Accepting a flat number with no linear-foot behind it. A flat quote is where the add-ons hide until the crew is already on your driveway. The $340 and the $185 quotes on my house were the same work. One of them itemized.
- Letting it ride a second year to save $185. Compacted debris costs more to remove, and the thing you are risking is not a bigger cleaning bill. It is fascia, roof edge and the soil against your foundation, and those repairs start where three or four cleanings end.
Frequently Asked Questions
How much does gutter cleaning cost?
Budget $120 to $250 for a single-story house in 2026 and $200 to $425 for a two-story, or roughly $1.00 to $2.50 per linear foot of gutter. Most companies also hold a $95 to $150 minimum regardless of house size. These are estimates and they move with your region, local labor rates and how accessible the roofline is.
How often should gutters be cleaned?
Once a year is enough for most houses, done in late fall after the leaves have finished dropping. Go to twice a year if you are under pines, oaks or heavy tree cover, adding a spring visit once the seed pods are down. Pine needles in particular arrive year round and slip through most screening, which is what drives the second visit.
When is the best month for gutter cleaning?
Late October into November in most of the country, once the leaves are actually down and before the first hard freeze. Cleaning in September feels organized and usually means paying twice, because everything you removed is replaced within six weeks. Call in the first week of the month rather than the last, when everyone books at once.
Do gutter guards mean I never have to clean them again?
No. Guards genuinely reduce frequency, often from twice a year to once on a leaf-only lot, but fine grit, shingle granules and pine needles still get through and settle at the bottom. Many companies also charge $1.00 to $2.00 per linear foot to remove and reinstall guards during a cleaning, so ask about that before you book rather than after.
Is gutter cleaning worth paying for, or should I do it myself?
It is reasonable to do a single-story house yourself if you own a stable ladder that reaches with room to spare and the ground is firm. Budget $200 to $400 for gear the first time, which is one or two professional visits. For a second story, hire it out. NIOSH attributes about 40 percent of ladder injuries to the ladder sliding out at the base from an incorrect setup angle, and that is a setup problem, not a height problem.
If the crew finds rot or a failing run while they are up there, the numbers for replacing it are in gutter installation costs. And if you are working through the fall list in order, the other item I never skip is heat pump maintenance, for the same reason: it is cheap in September and expensive in January.
All prices here are 2026 estimates and vary by region, gutter length, roof height and pitch, access, tree cover and local trade rates.
